Tip of the Week

Use AI to Uncover 20+ High-Impact Internal Links and Rank Your Real-Estate Pages Faster

When you rely on Google to send buyers and sellers to your website, every internal link is a ranking signal. Yet most small real-estate sites have orphan pages and thin link architecture, leaving Google unsure which pages deserve top billing.

Recent research by Zyppy (2024) found that pages with strong internal link networks were 40% more likely to reach the top 10 results than similar pages with weak linking.²

Manually auditing a 100-page site is mind-numbing. Today’s tip shows you how to hand that work to ChatGPT’s Deep Research mode so you walk away with at least 20 contextual link spots—no spreadsheets, no crawling tools.

  1. Topical authority – Multiple relevant pages pointing to your “Downtown Home Valuation” hub tell Google it’s the reference.

  2. Crawl paths – Links act like street signs, guiding Googlebot quickly to new listings before they stale.

  3. User journeys – More pathways mean more page views per session—HubSpot reports a 25 % higher form-fill rate after a third page view.

The four-part workflow

1 | Pick a “money” page

Choose a URL that drives revenue:

  • /sell-my-condo-downtown/

  • /west-loop-market-report-2025/

  • /new-construction-homes-tampa/

Add at least 800 words of solid content and a lead form (valuation widget, tour scheduler). This is the Target URL.

2 | Enable Deep Research mode

ChatGPT Plus or Team users can toggle Deep Research (top right). It allows more extensive live crawling—crucial for fresh link ideas.

3 | Paste the full prompt

Below is the exact prompt. Replace the bracketed text with your info and hit send.

You are an SEO expert specializing in internal linking strategies for local business websites.
Your task is to analyze the internal pages of this website: [YOUR ROOT DOMAIN]
and recommend new, contextually relevant internal links pointing to this target page:

Target URL: [YOUR TARGET PAGE LINK]

Instructions:
• Crawl all internal pages of the website, excluding navigation, footer, and sidebar content.
• Find content where it would be natural and helpful to link to the target page.
• Exclude any pages that already contain an in-content link to the target URL.

For each suggested internal link:
1. Identify the source page URL.
2. Suggest anchor text that feels natural and is topically relevant.
3. Provide the exact sentence where the link can be added, or suggest a new sentence that could be inserted smoothly into the existing content.
4. Provide at least 20 internal link opportunities.

Output Format: Present your suggestions in a table with these columns:
- Source Page URL
- Anchor Text
- Sentence with Link Placement
- Exactly where in the text the sentence with the Link should be placed.

Make sure your recommendations follow best practices for internal linking: improve user navigation, reinforce topical authority, and support SEO for the target page.

Expect 2-3 follow-up questions (e.g., preferred crawl depth). Answer, then grab a snack; the model usually finishes in under five minutes.

4 | Implement and measure

Prioritize links from pages that already earn traffic (GA4 → Reports → Pages and Screens). Vary anchor text: “West Loop prices,” “selling in West Loop,” “Downtown condo values.” After edits, request indexing in Search Console for 5–10 high-traffic pages.

Pitfalls to avoid

  • Anchor stuffing – Don’t reuse the same keyword phrase 20 times. Rotate synonyms.

  • Dead pages – Skip 404s or 301 chains; they pass no value.

  • One-and-done – Re-run the prompt each quarter as you add blog posts and neighborhood guides.
